Frequently asked questions
Unlike traditional brokerages with fixed rates, Florida Flex allows you to determine the total compensation structure. We discuss your net-equity goals upfront and help you decide on a commission that balances your savings with the incentive needed to attract the right buyers.
No. In accordance with current NAR guidelines and Florida law, buyer agency compensation is completely optional and negotiable. We will help you weigh the pros and cons of offering a "Buyer Concession" to ensure your home remains competitive in the Tampa Bay market.
The $99 Flat Fee is a "DIY" entry for the independent seller who handles their own photos, showings, and negotiations. Full Service is our end-to-end partnership: we handle professional photography, all marketing, intensive buyer vetting (FlexShield), and expert negotiation from contract to closing.
This is our proprietary vetting process. We don't just "hand you an offer." We audit the buyer’s financial strength, verify their proof of funds, and analyze the contract's fine print to protect you from "bad deals" that fall through during the inspection or appraisal periods.
Absolutely. If you start with a Flat Fee listing and realize you need more support, you have options. We can upgrade you to the Full Service Path to handle everything from marketing to negotiations, or you can simply add FlexShield to your existing listing. This gives you expert administrative coordination and our audit to ensure your deal stays on track without moving to a full-service commission.
